Rosa Design – Landscape Architecture
For investors
For a guesthouse, hotel or holiday rental, the garden is more than decoration. It is part of what you sell: often the first thing guests see in the photos on a booking site, and the reason they choose your property over the one next door. We design these spaces in the Tatras, the Beskids and Zakopane, from a few rental cabins and smaller mountain developments to larger properties. These are the topics we discuss with investors most often.
Guests pay to relax, and relaxing needs a little privacy. Instead of one shared lawn, we divide the grounds into several smaller areas, one for each cabin or group of rooms, using planting, landform, low walls and screens. The same plot then offers more places where guests are not sitting on top of each other.

Fire and warm water are now among the most sought-after features of mountain properties. We plan fire pits, hot tubs and wooden tubs so that they are sheltered, safe, well lit in the evening and have a view. It often turns out that the plot has room for a whole spa area or a children’s playground, potential that goes to waste without a design.
In the mountains, the view is the most valuable part of the plot. The garden design should open it up and frame it, not block it. We plan where taller planting should screen the car park or a neighbouring building, and where to leave open space towards the mountains.
A rental property rarely has a full-time gardener. That is why we choose hardy plants that don’t need frequent pruning or watering. Next to terraces, hot tubs and paths, we avoid trees and shrubs that shed a lot of leaves, fruit or flowers. Less clearing up between guests is a real saving of time and money.
Mountain properties are open in winter too. A garden that only looks good in June is not enough. We combine evergreens, ornamental grasses, shrubs with interesting bark and fruit, and perennials that flower in different months, so the grounds stay attractive from spring to winter.
Guests with suitcases, deliveries, cleaning, snow clearing: all of it has to run smoothly. We design parking, paths and paving to be convenient and safe in every season, without dominating the landscape.
Photos on booking sites and Instagram drive bookings. We design with those shots in mind: evening lighting, a seat by the fire pit, a path with a mountain view. 3D visualisations show these views before anything is built, so you can use them in your marketing before the property is finished.
We start with a site plan, photos of the plot or property and a short description of your plans. Based on these, we prepare a proposal, and once it is accepted we meet, in person or online, to discuss the details. With the finished documentation you can compare contractors’ quotes on the same terms, and for an additional fee we provide design supervision. The whole process is described on our How we work page.
We design mountain properties mainly in Podhale and the Beskids – see Landscape architect Zakopane & Podhale – and in Slovakia. We also work in Kraków and the surrounding area, and remotely beyond these regions.
Examples of our work on mountain terrain: mountain garden with a spa area in Beskid Wyspowy, mountain garden with a natural swimming pond and modern garden with Mediterranean touches in Podhale.
Projects are led by Weronika Rosa, landscape architect (MSc Eng.), owner of the Rosa Design studio, in the profession since 2012. More about the studio.
